IF YOU ARE BUYING A PROPERTY:
This one is easy! The BUYER gets Realtor® Services for FREE!
The Buyer ALWAYS benefits from the professional representation of a licensed agent. A Realtor® is in the BEST position to find an array of suitable properties quickly, negotiate the deal with professionalism, and make sure the BUYER'S needs are met. Trying to broker your own deal is like trying to be your own lawyer! Attorneys hire legal representation because they know that only an outside party can be an effective advocate.
If You are planning to build, or buy a New House, You really do need Your Own Realor®! I am independent of any construction or development company and I represent ONLY the BUYER. As a New Home Specialist, I protect the BUYER'S interests from the first stage to the last. If YOU want to get YOUR property sold for the best price, as quickly as possible, with a minimum of problems, working with a Realtor® is YOUR VERY BEST OPTION!
MARKETING:
Realtors® analyze current information: the price, financing, terms and conditions of competing properties. With unlimited access to relevant data, a Realtor® has every advantage in marketing your property.
NETWORKING:
All Realtors® are associates, even if we work for different companies and have never met in person. The Realtor® Code of Ethics requires we cooperate with each other for the benefit of the client.
The NATIONAL ASSOCIATION OF REALTORS® studies show that 82% of real estate sales are the result of agent contacts through previous clients, referrals, friends, family and personal contacts. Furthermore, out-of-towners usually opt to work with a Realtor® rather than getting lost when looking for properties.
FINANCING:
Realtors® network with loan officers to help buyers obtain the financing they need.
ADVERTISING:
The Multiple Listing Service, and other tools like Realtor.com, present your property in the best possible light all over the world. Realtors® know which types of advertising to use for different types of property.
SAFETY:
Realtors® screen clients. You would not want a criminal to "case the joint" at your expense! Personally, I only show properties after a client is prequalified. This discourages people who are merely curious and only interested in viewing properties.
SCHEDULING:
In For Sale By Owner situations (FSBO), the Seller often deals with the inconvenience of lots of "no-shows," people who make appointments and then disappear.
SALES:
Realtors® can deal with a Buyer's concerns more directly than a Seller. Buyers often withhold their objections from Sellers because they do not want to hurt anyone's feelings. A Realtor® can easily get both positive and negative feedback from the Buyer and is better equipped to navigate obstacles.
NEGOTIATION:
Your Realtor® can help you evaluate every proposal without compromising your interests. The initial contract is only the beginning of a process of appraisals, inspections and financing. There are lots of potential impediments. Your Realtor® can write a legally binding, win-win agreement that will be more likely to make it through the process.
RENEGOTIATION & CLOSING:
Between the initial contract and closing (or settlement), issues may arise. For example, unexpected repairs may be required to obtain financing or a problem in the title may be discovered. The paperwork alone can be overwhelming for most Sellers. Your Realtor® has the expertise and experience to handle it and move the transaction to closing (or settlement).
FINAL THOUGHTS:
Most realty transactions involve, at minimum, $100,000. If you had a $100,000 tax issue, wouldn't you hire a CPA? If you had a $100,000 legal issue, wouldn't you hire an attorney? Consider the relatively small cost for the services of a Realtor® and judge for yourself.
